Home repairs continue to be a struggle in most households and getting them fixed can be costly and inefficient. Although, a new program in Henderson was just announced that may be able to fix that problem for low-to-moderate income households!
During a Henderson City Council meeting last week, members unanimously approved a new initiative that aims to help families with repairs that impact health and safety. A City of Henderson official explained, "We think it will help a different population of the city, and we want to give it a shot."
This new program is entitled the Homeowner Repair Pilot Program and in all will provide financial aid to low-to-moderate-income households in addressing serious health, safety, and environmental concerns regarding repairs on their property. Henderson introduced this idea after seeing a rise in homeowner repairs needed in the community.
This new program will be replacing Henderson's City's Block Wall Repair Loan Program which provided loans to qualified property owners to fix structurally unsound perimeter masonry walls.
The city manager will still have the final decision making on the on the specific program rules, but staff anticipates requirements will include:
- Reside in the City of Henderson
- Home is their Primary Residence
- Have an outstanding violation from OPR or the Department of Utility Services on their property
- Meet low/moderate- income thresholds
There will be 2 types of assistance programs:
Urgent Repair Assistance
- Grant up to $4,000 for immediate concerns like appliance replacement, solid-waste cleanup, and landscaping and irrigation repairs
Non-emergency Assistance (medium scale projects)
- Grant up to $12,000 for complex repairs like pools and repairs. Households may be subject to repayment obligations upon sale of the home.
Eligibility will be based on internal referrals from the Department of Utility Services or the Office of Public Response and would be based on income level and property conditions.
